Full-Length Mock Exams and Final Score Review
Objective. Students complete one full-length timed mock exam for the State RE Salesperson exam and one for the IREM CPM exam under standardized testing conditions, then use scored results to identify remaining gaps and confirm readiness.
⚠ Pending professional review
This lesson, its worked examples and its practice questions has not yet been verified by a credentialed professional in the field or by a certification or approval body. It is a study draft and may contain errors. Do not use it as instructions for work on a job site or on live equipment. Always follow your instructor, your supervising professional, and current official references and regulations.
VoTechWorks program approval and accreditation are still in progress. Credentials are issued only by the certifying bodies named in each program, after their own exams.
What This Lesson Is and Why It Matters
This is your final practice checkpoint before you sit the live credentialing exams. Today you complete two full-length timed mock exams — one for the State Real Estate Salesperson License and one for the IREM Certified Property Manager (CPM) exam — under conditions that mirror the real testing environment as closely as possible. After scoring, you meet individually with your instructor to review results and build a targeted self-study plan. No shortcuts here: the goal is an honest, accurate picture of where you stand.
Credentialing exams are high-stakes. The State RE Salesperson License is a government-issued legal requirement; without it, performing real estate brokerage activities is illegal regardless of your knowledge or skill. The IREM CPM is a nationally portable industry credential recognized by employers across the property management field. Both credentials require demonstrated competency, not just familiarity.
Testing-Room Protocols
Standardized conditions exist so your score reflects your actual knowledge, not chance. Follow these rules exactly:
- Exam booklets are distributed face down. Do not turn yours over until the instructor says "Begin."
- No phones, smart watches, notes, or reference materials are permitted at your desk. All prohibited items must be stored out of reach before the exam starts.
- Use a No. 2 pencil only on bubble answer sheets. Mark one answer per question. Erase completely if you change an answer.
- The instructor keeps time and calls "Stop." Put your pencil down immediately. Continuing to write after time is called is a testing violation.
- Answer sheets are collected by the instructor and scored by domain. You will receive a printed individual score report showing your overall percentage and your percentage in each content domain.
These protocols mirror what you will experience at the official testing center. Practicing them now reduces anxiety on exam day.
The State RE Salesperson Mock Exam
The mock exam contains 150 questions and covers the content domains you have studied throughout this program: property ownership and land use, valuation and market analysis, financing, contracts, agency relationships and duties, real estate practice, property disclosures, fair housing, and state-specific law. Questions are distributed across those domains in proportions that reflect the live exam's weighting.
When you receive your score report, review it domain by domain — not just the total. A 75% overall score can mask a 55% score in contracts or agency law. Any domain below 70% is a gap that needs attention before the live exam.
The passing target for the mock is 70% or above overall. If you score below 70%, you will receive a written remediation assignment requiring a minimum of two additional hours of targeted LMS practice in your flagged domains. A second mock sitting may be available if the schedule permits.
The IREM CPM Mock Exam
The CPM mock exam contains 120 questions and covers the CPM exam domains: real estate investment management, asset analysis, marketing and leasing, property operations and maintenance, financial management, risk management, and human resources. Expect scenario-based items — questions that describe a management situation and ask you to apply a principle, not just recall a definition.
Scenario questions test judgment. Read each scenario carefully, identify what role you are playing (asset manager, property manager, owner's agent), and determine which principle or procedure applies. The same 70% or above threshold applies here.
Score Conference and Final Readiness Summary
After both exams are scored, you participate in a structured 90-minute Score Conference. Steps:
1. Review both score reports. Circle every domain where your score is below 70%.
2. 10-minute one-on-one with your instructor. Bring both reports. Your instructor will help you identify your top three priority topics for self-study. Be honest about what confused you during the exam — guessing patterns and time pressure are relevant.
3. Write a one-page Final Readiness Summary. This document must include:
- Exam registration steps you have already completed (application submitted, fees paid, ID verified, testing appointment scheduled)
- Your remaining weak domains with specific topic gaps named
- A day-by-day self-study schedule from today through your live exam date
Your instructor reviews and signs the Final Readiness Summary. This signature confirms your instructor has assessed your readiness and reviewed your plan — it does not guarantee a passing score on the live exam.
Exam-Day Preparation
Before your live exams, confirm the following using the official exam-day protocol checklist from your state licensing authority and from IREM:
- Valid government-issued photo ID: Know exactly which forms of ID are accepted. Expired IDs are typically rejected at the testing center.
- Arrival time: Plan to arrive early. Late arrivals are often turned away with no refund.
- Prohibited items: Leave prohibited items in your vehicle or at home. Testing centers may confiscate items and will not store them.
- Testing center location and parking: Confirm the address; some testing providers have multiple nearby locations.
Checking these logistics now removes a preventable source of failure.
Safety Note
While real estate exams do not involve physical hazards, professional and legal risks are real. Misrepresenting your licensure status — or practicing real estate without a license — is illegal and can result in fines, civil liability, and criminal charges. Treat your licensing credential with the same seriousness as any safety certification: obtain it properly, maintain it, and never work beyond its scope.
Key terms10
Content domainA defined subject area tested on a credentialing exam; score reports break results down by domain so candidates can identify specific knowledge gaps.
Standardized testing conditionsA controlled exam environment with uniform rules for all test-takers — sealed booklets, no outside materials, timed sessions — designed to produce comparable, fair scores.
Bubble answer sheetA machine-scorable paper form on which test-takers mark answers by filling in circles (bubbles) with a No. 2 pencil.
Domain weightingThe percentage of exam questions allocated to each content domain, reflecting how much each area is emphasized on the live credentialing exam.
Score ConferenceA structured debrief session in which the student reviews both mock exam score reports with the instructor to identify remaining gaps and confirm readiness before the live exam.
Final Readiness SummaryA one-page student-written document identifying completed registration steps, remaining weak domains, and a self-study schedule for the days before the live credentialing exam.
Remediation assignmentA targeted follow-up task assigned when a student scores below the pass threshold; in this program it requires a minimum of two additional hours of LMS practice in flagged domains.
Scenario-based itemAn exam question that presents a realistic situation and asks the candidate to apply knowledge or judgment, rather than simply recall a fact.
State RE Salesperson LicenseA government-issued legal permission granted by a state licensing authority that authorizes an individual to perform real estate brokerage activities within that state; working without it is illegal.
IREM CPM (Certified Property Manager)A portable professional credential issued by the Institute of Real Estate Management, recognized by employers nationally as evidence of competency in property and asset management.
In class: Sit a full-length State RE Salesperson mock exam under standardized conditions (exam booklets distributed face down, no phones or notes, instructor-timed, answer sheet bubbled in pencil); questions reflect the content domains, difficulty distribution, and format of the live exam; upon time call, answer sheets are collected and scored by domain; students receive a printed score report showing percentage correct overall and by domain. · Sit a full-length IREM CPM mock exam under standardized conditions using the same testing-room protocols; questions reflect CPM exam domains and include scenario-based items; upon time call, answer sheets are collected and scored by domain; students receive a printed score report. · Participate in a structured 90-minute 'Score Conference' debrief: each student reviews both score reports, circles domains that remain below 70%, and meets one-on-one with the instructor for a 10-minute review session to discuss the top three priority topics for self-study before the live credentialing exam date; student then writes a one-page 'Final Readiness Summary' identifying exam registration steps completed, remaining weak domains, and a self-study schedule for the days before the live exam.
Materials: Full-length State RE Salesperson mock exam (150 questions, printed and sealed until exam start); full-length IREM CPM mock exam (120 questions, printed and sealed); No. 2 pencils; bubble answer sheets; instructor answer keys and domain-weighting scoring guides; printed individual score report templates; exam-day protocol checklist (valid ID requirements, arrival time, prohibited items) from state licensing authority and IREM; Final Readiness Summary template.
Check: State RE Salesperson mock exam: student must score 70% or above overall to be assessed as exam-ready; IREM CPM mock exam: student must score 70% or above overall to be assessed as exam-ready; students scoring below 70% on either mock exam receive a written remediation assignment (minimum 2 additional hours of targeted LMS practice in flagged domains) and may request a second mock sitting if time permits; Final Readiness Summary reviewed and signed by instructor; pass standard: 70% or above on both full-length mock exams.
